I personally don’t see LP syndication investors as Real Estate investors.  

I question if the person that has issues matching 1) knows how to feather 2) has the original paint color/code. 

Never buy without personally inspecting and approving the property and INDEPENDENTLY, INDEPENDENTLY, INDEPENDENTLY, verifying everything from values to market rates, to approving tenant selection procedures and standards, to repairmen on standby, to everything else in Christendom that you can thing of.I am not a fan of out-of-state investing, especially for those with less than 50 years of experience, and for them, they’re probably too old for the hassle. 

I didn't realize it at the time but through my first few jobs I was fortunate to work alongside teams who were true real estate finance experts and learning through observation was critical to my personal real estate investing growth. 

Code § 1343 - Fraud by wire, or commits unjust enrichment, or violates 18 USC Ch. 47: Fraud And False Statements, or perpetrates a foreclosure rescue scheme, or takes advantage of "protected person" or violates the Dodd-Frank law and/or the S.A.F.E.

This means, on average, that this person is facing foreclosure or bankruptcy, and has no other reasonable options.

Personally that is what I wanted, an active mentor. 

Unless you revise your plan and ensure that your personal use is under 10% of the rental use.

Personally I would pass but if you go forward I would do a lot of research on the group you are renting to and get a very large security deposit to cover damage. 

They prioritize personal development.
