When I have a vacant property, I typically post my ad a few times a day with a different "catchy" title.

Tovo also proposed amendments to make short-term rentals ADA-compliant and impose a 3 percent cap on Type 3 rentals, which are located in multifamily buildings.

This will be tough, I am leaving out LOTS of folks as I am bad with names:@Marcia Maynard, an incredibly intelligent and kind lady, knows so much more about ADA issues and companion and service animal issues.

If the HOA is required to have a handicap spot (which I assume they do) and it needs to be close to the ADA path of egress then you can exchange / sell it to them for another spot.

I ad a case about ten years ago that I tried to get an errant heir take bait and file AP but could not get her attorney to go along with the plan.

As a rehabber, I had to think about other things like ADA bathrooms, flooring considerations, door openings, trip hazards, etc.  

Unless you are really intent on spending your time taking random dead end phone calls full of stupid questions, I'd make your ad as informative as possible.I include all pertinent information in my rental ads.

Claim example, you have a fire and all your door widths are not ADA compliant.   

Bottom line is as investors we definitely ad a lot of value to sellers, especially those with properties in need of a lot of repair, and a quick solution.Thanks for watching the video and for your comment!
