What does it mean when I see a mortgage and debt balance and public record balance compared to estimated value??????

It sounds like you’ve got a great set of hobbies too—having that balance will definitely keep things fun as you work on building your portfolio.

REPS Qualification: Since your role as CEO of BiggerPockets takes most of your time, achieving REPS status could be challenging.

Many find it’s entirely possible to balance both, especially if you start with smaller projects, like single-family rentals or "house hacking" (where you live in one unit and rent out others).

I’m collaborating with an investor who can help cover the remaining balance, but since the property isn’t in the best shape, and maybe fairly priced, but I’m evaluating how much room I might have to negotiate.
