If you are not then you will see a ~$10k foreclosure sale, a resale less than a year later to an unwitting out of state investor for $50k, and the current attempt to sell it for $58k to get the current poor bastard out of the deal and cover the cost of the sale.Be very wary of becoming the next guy holding the hot potato when the economic music stops...I see rent rates have stopped rising and our local MLS shows an increasing number of days on market so I feel the music is slowing.Hope this helps!

To start off, I am not new to the game, my father was an experienced flipper and he figured out how to BRRR himself before YouTube was really a thing.

@Max Murin I think you can learn a ton just off of free education with youtube or learning from someone locally and provide free labor.

I ended up declining both offers and created a small Youtube channel for our property.

Find Brandon's videos on YouTube for the "four square" method of analyzing homes and practice.

I know if you dig around on Toby Mathis YouTube channel, he has some good info on STR and taxes.

There are a lot of scammy youtube gurus that talk about building business credit, but it basically is the same as your personal credit....be organized, don't overleverage, be patient, and pay all your bills on time.In NY to become an LLC, there's a $200 fee and then you have to publish in two newspapers for 6 weeks. 

What I realize now after 3-4 years of taking that course, the majority I've been able to find on youtube, my CPA, and other people in my network for free.
