If doing such an action seems okie-dokie in your mind, I would suggest considerable additional education combined with some therapy possibly before getting into investing. 

Buy a year membership at your favorite gym/rec center/martial arts center/yoga studio.

She would then follow up with "do you care if my I store some of my physical therapy stuff in your basement (which is off limits) and oh btw I am unable to pay rent on time this month.

Spend at least 30-45 mins a day working out...I currently workout every other day...most of my exercising is yoga/cardio/body weight exercises. 4.

My skin instantly crawled, I did see the $$$$ potential but figured I'd burn it all up with therapy and booze so I could live with myself. 

So when asked about therapy or service pets I tell them that I can accommodate them but they must return the house in the condition they are getting it and that would include completely cleaning the duct work and HVAC system, replacing filters, completely cleaning the flooring until there is no hair, removing all fur from the wood slats on the deck, etc. 

If you only raise it to $425 with a pet deposit, watch how fast the pets 'disappear' and you have to prove they are there or they quickly become therapy pets. 

Food, shops, yoga studios and lots of people hanging around?

I am currently going to school for Massage Therapy and will graduate and be licensed hopefully by August.
