You can search by pending sales, by recent price reductions, etc. 

See if you can get a reduction in the contract price.

I followed up with the assessor this morning and he said they would put the most weight on the sales approach.

Both of my buildings didn't "seem" to have foundation issues, but 100 years of ever increasing weight (we have a lot more stuff now) can affect the support.

We have had success with the debt-reduction aspect of Dave Ramsey; we personally have gotten "gazelle intense" in paying off debt, and saving up everything...bonuses, tax returns, birthday presents, bought older cars, etc. in a quest for down payment funds. 

You also won't see a military renter tell you their hours got cut at work and they need to negotiate a reduction in rent.

Therefore , I take all measures to avoid it :- Encourage the PM to get me a long-term lease and willing to do price reduction for that .- Make sure PM takes good care of the tenants. - Prefer families w/ kids in desired school districts ( how often will they want to move ?

Also I can understand having debt to family can be weight on the shoulders and stressful.
