Slowly finishing our unit, I gutted our kitchen and totally re did it, house is 150+ years old so I’ve have to do many repairs to the plaster walls, still a bathroom to gut and exterior work to do.

The entire building will make this unusual humming sound from between the walls. 

The duplex needs about $25K in work (update flooring, update the kitchen, update the bathrooms, paint the walls). 

Our personal  house had previous work done but the piers were poorly done, and we noticed dry wall cracks and tile floor "separation"  about 2 years back.   

Hopefully, this first investment will launch our journey in real estate.Here are some criteria we have in mind:Not in downtown SacramentoClass C+ or B location, since we will be living in one unit (we just want a safe location)Units with shared walls, not ceilingsSeparately meteredFairly renovated or well-maintained (not a fixer-upper, but if one unit is renovated and the others need some work, we would love the experience of fixing and renovating)Can you think of any other factors we should consider?

Looking to pick the brain of an experienced investor in this space in NYC as have some questions and running into a brick wall with DHCR.

I would not call it an open floor plan by any means, we are talking about a lot of walls and ceilings. 

Its more than constructing four walls, a kitchen, and a couple of sinks.
