NO title insurance  NO going through escrow or a lawyer all my deals myself and staff we did the closings and prepped all the necessary docs to transfer title. 

Tell them you have a great title company they can use that will help them close deals. 

yes 100% financing is likely not going to happen. i say likely because I'm sure there is someone out there somewhere who would willing to take this on, but certainly not going to be an easy find. ground-up construction is more challenging as well, as you will need to evidence your experience w/ previous ground-up construction deals where you are on title. this is how lenders feel warm and fuzzy about lending you so far above and beyond the existing land value before anything is built on it.

We do have title insurance as well and when we spoke with the closing attorney, he told us that when they look into title, this type of issue is not found, instead they find liens that the property could’ve had previously.

It's actually a trend in a lot of places near Destin, where you're close to the action but not paying the premium of being right on the beach.Freeport has a lot going for it, especially if you’re looking for good rental income without the high price tag of being right on the coast.

There will be some title fees (or attorney fees if you're closing with an attorney) but they'll usually be pretty modest.

Agents, buyer/seller, insurance agents, attorneys, title companies, inspectors, lenders, mom & dad, relatives and so many others.
