Hi @Brandon Singer, I have a mixed-use building that isn't too far off from what you're describing- three floors, pizza restaurant/bar on the first, apartments on the top two floors.

Our last deals have all returned 9-10% returns on cash, so we are definitely lowering our bar on this one.

You can loan him the money and take out a mortgage on the property, but you will be in second position and he can keep borrowing against the property or make any changes he chooses like painting it pink.
