It's not something someone can fix-this worry they would have about soil contamination affecting themselves and their family and their pets.

I’m talking a couple trash bags on porch and around/under porch there was  a couple trash bags worth of junk(including about 10-20 doggy bags of dog poop) a bike, trashed yard games and some general trash.

I just got served a small claims suit because a guest thought our pet fees were too high :D

So this couple that now wants to rent has a service dog.

Yes:- file state tax extensions if you have state income tax- make estimated state tax payments- file amended 2018 returns if needed, unless you filed a 2018 extension in 2019-  make1st quarterly estimated payment towards your 2022 taxes- adopt a dog from your local shelter

There were no pets disclosed in the booking and I was surprised to see them.

I have questions into them on whether they would cover it if the commercial policy denies it.Here's the exact language of the exclusion - "This insurance does not apply to animals "bodily injury" or "property damage" arising out of the ownership, use, loading or unloading, handling, or demonstration of domestic or wild animals, including but not limited to dogs. 

We have posted we have a strict no smoking and no pets policy in our two unit building.

Pets?

If you plan to have kids / pets etc just realize that what works today may not work a year or two years from now and there is no guarantee you can sell the house in the near future for a gain.
