Equipment: sheets of plywood for all downstairs openings, tools, empty boxes for their stuff, lock sets for every door, stack of 2X4's, long screws, nails, fake security cameras, no trespassing signs with California Penal Code 602 PC, gloves, masks, trash bags...If they won't leave, call the police (who won't help you but them showing up may make squatters run).  

It is super flexible, allows you to tie in other vendors into the same systems. links out and integrates into umpteen different apps you might already be using, and has an incredible notifications and automations library. 

Whether that's PC or not to refer to long-term locals as the "Americans" is another discussion, but it does make the point that immigrants are likely to have lower paying jobs and live "creatively" in units with far more people than your average American.

I felt chained to a desk in a library.  

I want something that my VA can sit at their PC and make call after call after call without the added step of Google calling their phone first.

I use the Quicken Rental Property manager (PC desktop software).

In Milwaukee we have Wisconsin Legal Blanks, a small print outfit and with an extensive form library for landlords.

I'm thinking it wouldn't be all that difficult to make a mini property doc library app that you just log into and it shows a list of all your properties and drills down to shows all the media files and docs in order by like move in, move out, water leak repair #1, fridge repair, water leak repair #2, with some sort of search function.

Wanting to do something wise with the funds, we dove into the libraries, podcasts, and anything else we could get our hands on for RE investing. 

May cost $150 but that's cheaper than another month's vacancy (pretty good response but one of the more expensive methods)-Yahoo Real Estate (I've had little success here)-Contact local university/grad school housing office and provide them your info-Put up flyers at your local coffee shops, library, grocery store and any other hangout.
