Adding small units in small unit counts is expensive development.  

You will learn the time and effort required of managing such a unit.  

I am looking at a 5 unit building that I want to do a condo conversion on. 4 units would be vacant 1 has a rent controlled tenant in there who does not want to move.

While I’m open to 6–10 unit properties, my long-term goal is to work with 20–300 unit buildings where I can put my skills to good use.

@Tove Fox You can get a 2-3 unit property in Pittsburgh in B areas that will hit the 1% rule and be in decent shape.

I don't number my properties (I don't own anything anymore I don't want to keep) but I do keep tabs on my net profit independent of income taxes on each unit because if a unit starts to slip I need to know if it can be salvaged (have I been consistent with rent increases?

Ask how many units they manage and how much experience they have.
