We currently have a LLC that owns our existing rental property and we run the short term rental activities through this LLC with its own separate bank account.  

Wondering if anyone has converted their multimember LLC down to a sole member LLC and what the process is, all I have found on it is to fill out form 8832. 

Costa Rica for example I believe it is something like a foreigner cannot own property directly but you can open an LLC and the Costa Rican LLC can own the property, etc. 

The other investors will be, out of state, passive investors.I was thinking to create an LLC taxed as an S-Corp?

- Should I purchase the property through an LLC for potential tax benefits?

I am wondering however if I should transfer the asset to my new LLC and then apply for a HELOC to get a head start on building business credit.
