well if I ever make it to the Smokies to see what the draw is  I will rent a condo then :)  I am just guess but I suspect folks that go there want to be in the woods and hear the birds and maybe some local mtn views etc.. or some sort of privacy they never get at home out east were there is not very much public lands close to where they live in the big city. ????

This is not the utility company's responsibility.Your lease should state the tenant is responsible for maintaining utilities.

No need to invest out of state, when you are in one of the best places in the world to invest in real estate. 

It just lacks the opportunity for commute and restaurant scene.  

As I see it, the only ways that real estate pays you well in the first 3-5 years is low to no leverage or a strategy that requires more work (short term rental, mid term rental, rent by the room, etc.).  

Instead of following trends, tailor your space to the lifestyle of your target market.

If you would like to avoid that process, then you can either close with a portfolio loan or DSCR, and just vest title in your LLC from the beginning @Lau Cor.
