I can't imagine many nonunion gc having a wages expense being much higher than ours even in Vero Beach. 

Eventually we kind of both agreed this will trickle down to other assets (speaking from the multifamily side), so I would imagine a similar thing will happen with single family.

On top of the potential insurance claim, imagine if someone died because the smoke detector didn't go off.

Lastly, I would imagine that with all of the small business ownership involved, there's probably a local bank that already has a UCC filed and is unlikely to play ball with a private lender who's trying to realize their collateral.

So, I would try to look at that with fresh eyes and evaluate every possibility imaginable before dismissing it.

To get the full effect of how I first saw it, I'm going to have to ask you to imagine a raccoon sitting up on top of the bed.

Hey @Ryan Brown - if you've provided the splits and tenants have ability to control their own temperature, then I can't imagine why you would be further responsible for the tenants unit temperatures. 

I can imagine this would get annoying for every single home.

I imagine the people who don't believe in appreciation have not experienced appreciation or are not comfortable with identifying growing areas.
