If the tenant will not grant access, your state certainly has laws on the books that provide the seller with the ability to post a notice in the door and come with law enforcement ad a locksmith to gain access.

Normally when I have a tenant that I choose not to charge (trying to avoid drama, not enough to worry with, unsure of true cost, choosing not to replace right away), I normally list those out at the bottom in the comments section so that they and any lawyers or judges who get involved later know that leniency was granted.

I closed on my first purchase (primary residence, 3 bedroom and renting the other 2 rooms to roommates) one month ago. 5% down on a 30 year conventional with an 805 credit score, though my lender gave me a 2% grant at closing so I really only put down 3%.

And then, a jury trial date is set in another three weeks (not sure why it was being granted as we have all the evidence to prove that the tenants have not been paying rent)Our lawyer advised us new fees for the jury trial... we have already paid for 2 trials, a sheriff eviction.... but I cannot see the end of it (since it seems like it automatically granted the tenant's right to drag the case and continue to live in our house for free ..) not sure how much more are we going to pay for the eviction legal fees and how long it's going to take...

If they can't make a date then I need to in writing grant then an extension which I will do only a for a few days.
