and so many people sit on the sideline thinking there will be a real estate crash.Even if it crashes you still have a lot/a building/a home.I guess BTC is better than beanie babies or little football helmets....at least you probably won't have to take up garage space if it goes to zero.

Affordability is about 1:3So yeah on the surface it looks like a big difference, but there's a lot of things not controlled for in the stats- There were a crazy amount of houses built in the years just after the war, so housing stock was easy to come by everywhere;- Homes had nowhere near the kind of features they have now - 2 car garages, dishwashers, OTC microwaves, W/D hookups, high efficiency windows, central heat & air conditioning, etc - all those doodads and niceties drive up the cost of housing;- Fewer mortgages were 30 year, so homeowners had to pay (relatively) higher monthly payments;- Rentals were almost exclusively apartments, so there was more supply for buyers;ETCI think these things tend to be more stories that make for good press but aren't really that grounded in reality overall.

Purchase price: $242,500 Cash invested: $49,000 This is an older house, built well on concrete block, that is next door to multi-million dollar houses on the water.

I recommend reading "Your Broke because you want to be", then follow that up with "The Millionaire Next Door" and then "Rich Dad Poor Dad". 

My townhome development in WA was under 200k for 18-units to get full building and civil permits.So hypothetically, if you think it's worth 100k per door at preliminary approval before utilities and improvements maybe it'd be worth paying 50-60k per lot.

I am someone who learns by doing, and beside reading as many books as possible during this time I am looking for ways to get my foot in the door of real estate investing.

We are interested in a property next door to our current flip, but our funds are tied up in the current house.
