Assuming you have another stream of income when you move there and I hope you do, I would recommend using the smallest amount of capital possible and invest in the most doors (1-4 units) that you can.

When your in Transactional Real Estate like we have been and its been quite good since the GFC  cash flow at 200.00 a door has no interest for us..

I would lean towards a down payment so you add more doors.

@Tyler Rabanus your analysis was in the right mindset (covert the garage, renovate to add value), just this property was not working.

We also own the building next door so idea would be to relocate the tenants to that building after building it out.
