Hey @Steve Johnson, I found your website but it does not explicitly mention HVAC and I actually was about to ask on the forum if anyone had a recommendation for a furnace repair job... not a big job, one unit in a duplex not working properly.

They think they found a diamond in the rough that's been sitting for 300 days when every other experienced investor passed on the deal.

I found a contractor through the listing realtor and he bid all of the work except the HVAC, which I located another subcontractor.

I’ve been at this game for two decades, and I’ve found that every deal is a bit like brewing a custom cup of coffee.. you tweak the beans, the grind, and the brew time until it’s just right.

I found it listed on Crexi, it was a dissolution of partnerships and we able to raise the funds and negotiate a quick closing.

I have found them very easy to work with when it comes to getting refunds for damage--- usually within 24 hours.
