@Lavaud Charlemagne - would not do spreadsheets etc on an iPhone.I’d probably use my MacBook for spreadsheets cause I’m old fashion that way.Contract review and signing can be done on an iPhone (especially with Docusign) but an iPad (with or without external keyboard) is probably even easier than on a laptop if you’re a mobile person.

In the meantime, heading into winter, even though it is a PITA, as long as the majority of rent is paid and the rest caught up in a timely fashion, I think the risk of not accepting partial payments and proceeding with eviction is “riskier” than letting this continue (at least in the short term).

Keep in mind even tho they haven’t paid and Loney hasn’t changed hands YOU haven’t given them a late notice or notice to quit so technically since they most likely haven’t been informed in legal fashion, they might have some ground to stand on.
