Good news is rates are starting to trend down and property values are still growing.The cash out can serve two puposes it can help pay off some high interest credit cards and be used for a down payment. 

The builders website has indication that they have down affordable housing with the state before so that is hopefully good news from a code front. 

However, the good news is that there are other planning options available where you don't need a real estate license.

That is definitely news to me.Mixed Use has been around yes but I think the rates had gotten so out of hand that it wasn't really viable much.
