I'm in the process of fixing our current property management and DIY, we are put of state so my plan is to create a spread sheet with all kinds of vendors to have easily at hand when something goes wrong, like a list of 10 electricians, 10 plumbers, 10 tretrimmer/landscaping companies etc. what do you think of this approach and what vendors is a good idea to put into my spreadsheets?

I’m not a electrician but my common sense is that it’s illegal illegal code violation.

Otherwise, its just the sub-code paperwork which my licensed electrician or plumber sends in, or my HIC registered contractors..Good luck.

I have also put ~30k work into the property (landscaping, bathroom, plumbing, electrician, tree removal).

I also know electricians, plumbers, and contractors personally so I know I won’t be robbed by anyone.

How do electricians charge for their services?

Slow trickle of income right now from YT channel and odd jobs, set to ramp up gradually as I get into my electrician apprenticeship which I am starting in September with a local union, pay to start at min. wage for 4 months and up to around $19/hr for the first year, set to increase 10% of journeyman's wage (close to $50/hr) each year. 

It's taken years for me to build trusted relationships with a skilled plumber, electrician, roofer, carpenter, mason, framer, drywaller, HVAC guy, tree guy, insulation guy, footings guy etc. 

Please can anyone recommend a trustworthy reliable electrician who won't overcharge me?
