The new draft zoning ordinance of Gaithersburg, which, for full disclosure, my mom has worked for the planning department my entire life, is out with an interesting wrinkle: they will not only allow ADUs but also have no owner-occupant requirement.

Some of the mid size builders have in house sales departments that usually have a licensed agent or broker.

As I said... open a few tanks and check for backflow, visit the health department and ask a few residents if you can. 

The closing fees were astonishing, the servicing department is only available via email, which takes a bit of time for reimbursements.

But they also take a "buyer/renter beware" stance and their view, based on my interactions with building department and section 8 inspectors is: as long as the house does not have cracking or chipped paint, the chances of it effecting people is basically non-existent.

I would also double check the city building department since (if I am reading correctly) you have two income producing units on this property.

@Mitchell Hammack If the home is located in an area with other mobile homes, it's best to check with the zoning department to see if there are any restrictions when bringing in another home on the lot.

They found that they were collecting in fees 3x the budget for the entire department!

After you take the courses and pass the exam you have to apply to the Department of Real Estate for the actual license.
