You might consider making them smaller so as to not have tenants put a ton of junk and things like grills on them which might cause a fire or safety exit problem

Kudos to that poster for making it work, and he probably did a good job tying down the mattress, but stuff like that ends up on the road or impaled into someone's grill ( or, worse, windshield) more than you would think.

It's worth unplugging it, removing dirt and fuzz from the grill and motor area, tapping the condenser, making sure food/containers aren't blocking the fans in back or any vents.
