Out of my league on conversions too.

Normally something this large is out of my league but I am trying to make it work because it is a very rare property in my area.

champion there is not enough money. don't do it. you need just 10% carrying cost to sell it...if you do it might just be a learning experience....unless you already have the buyer and there is no agent or commission or repairs involve.simple rule.multiply the price by 70% 140,000 X 70% = $98,000  here is the break down10% cost of sell15% profit5% repairs.hope this help...from a guy who bought fixed and sold over 1500 houses.

I have found the president of the Dallas RE Investors Assn, Cathy Crowe-League.  

I'm looking at the Champion 4 toilet and the TOTO Drake toilet.Do any of you have any experience with either of these toilets or any recommendations on others?

I thought maybe everyone was maybe way out of my league only buying places for over 1M!

Your concerns are quite valid and your budget should be fine for a smaller SFR and unless you are in a resort style community, like Champions Gate or Reunion or Windsor Hills etc, the HOA will be quite reasonable.
