I bought and moved to a condo, and when my closing attorney wrote them a demand letter, I got the refund in a week.I watch court shows on TV where landlords try to keep deposits with pictures of garbage left behind and damages, and usually the judges are not sympathetic attributing it to wear and tear.

Obviously there are several issues at play here, as not everything is a true apples-to-apples comparison and it's quite possible that many of these units are rented to family or long term renters, but the discrepancies are off by often $700-1200/mo.

There is a washer and dryer.Things like the Smart TV, wifi, outdoor grill, firepit, horse shoe pit, nude female artwork in the bedrooms, etc. are just bonus things above and beyond staying in a motel room.

For those who don't accept prepayment, all other tenant screening considerations aside (so it's apples to apples, no criminal history, etc.) my view is that one risk item (non-payment) is removed from the rental equation.
