Our strategy is to have the CA C-Corp parent a WY anonymous LLC which would then parent all of the other state LLC's that we use for Flips and Buy/Hold RE.

Right around closing they create a land trust and transfers title to the land trust, while also creating a new Ohio LLC and setting the LLC as the beneficiary ( having due diligence to set the trustor as an anonymous figure) .

The passive aggressive in me says call the cops on the illegal activity and maybe drop a anonymous email/phone call to her employer about the illegal activities who knows maybe she will get a drug test to fail.

This allows us to own the property but keep our name and the sale price out of the public record.We then have the LLC own 100% of the beneficial interest in the trust.This way we get the anonymity of the trust but the liability protection from the LLC.Hope that helps!

@Turner Wright Hey Turner, you can request from the county to hide your name or LLC to “Current Owner”.I guess you could make the assumption that if you’re willing to go through the trouble of mailing or faxing in a form to keep yourself anonymous they’d probably not respond to cold marketing.
