s point #11 about ADUs I looked into one for my SFH rental and adding an ADU (mine would be attached to the main house, not a separate structure) would cause my SFH rental to become a 2 unit and under rental control.

The house has some great pros:• Newer 2000's home with renovations in the last 4 years• Renovations include: paint, lvp, toilets, vanity, ceiling lights/fans, roof and HVAC• Tenants look like they are up keeping the house decently.

Been reading a lot about how student housing caps are in the 5's now, but curious if that only applies to the bigger buildings/portfolios, or if a lender will abide by those rates on the smaller stuff?
