Would need to know a lot more about the deal to know if it is worthwhile but paying $100K for something that rents for $1300 a month is not very good cash flow after expenses. 

Also, in addition to what's currently in reserves, it's worthwhile to see if the building is being run in a smart way.

SLC east side can range from 250K and up and retail prices can make the work worthwhile. 

I have also been looking into motes, but have been unable to find any that are worthwhile in my area.

Off the cuff it looks like you would need a max purchase price of about $385 to be worthwhile (I tripled your reno cost for my back of napkin analysis) and any lower would be gravy.Are your closing costs including realtor fees?
