Knowing the location of the home, if it has a basement etc...would be helpful but snaking companies (may be the plumbers, maybe not), HVAC, general handymen/women, locksmith. 

It hasn't been enough of an issue that I tear my hair out, but there have been a few problems:Tenants washing laundry late at night while others are trying to sleep;Someone starts laundry and forgets to finish, leaving wet stuff in the washer or dry stuff in the dryer;Someone stole another person's detergent, softener, or even some of their clothing;Tenants don't clean the machines or the laundry room after use;Those are just a few of the most common issues.

One tenant appears to fry their clothes by hanging them up.

As Americans, we want to be able to do everything we want to do but don't need to do (eat out, buy expensive clothes, have an insane car payment).

And that does not stand for Women of Wrestling, or World of Warcraft, or Wisdom of Words.

Tenant leases do include clauses about appliances being a convenience to them and that owners are not responsible for spoiled food if the freezer/refrigerator breaks or damaged clothing from the washer and dryer.

The two women ended up shouting at each other and before any swinging took place I spoke up and said "the tour of this house is over".They two women both apologized but they saw the writing on the wall regarding these two families living together.Gail

In more than 20 years with a dozen properties I’ve had  1 - $2700 clothes washer overflow I paid out of pocket and 2 x $30,000 water damage claims.

The landlord was sued for millions, but sadly the mental and emotional damage to those poor women was far worse than any money could compensate for.From what I have seen, I would guess half of "mom and pop" landlords don't rekey, which is sad.

On 7/1 I entered the apt to find nothing but toys, leftover food, and random clothing strewn about.
