The other key to this property is it has city water and sewer at the lot lines which would obviously be cheaper than well and septic + has electrical just next door. 

Does one include heat and water versus the other that is separately metered?

@Justin,  No you don't need to provide notice however make sure to notify if you will be disturbing common areas, shutting off water to washing machines, having alot of workmen on site. 

I found it cold calling and negotiated it directly with the seller How did you finance this deal?

The tenants only have to pay electric and they get parking, and a garage while I cover water, sewer, trash, and gas. 

I think what muddy’s the water is we have four LTR and three STR’s.
