And I'm still really shocked that asking for the date of the last roof replacement would warrant the request for an official contract.  

I'd proactively seek out what leins are on the property and reach out to hud with an offer if the leins are low enough to warrant a rehab investment.

What assets do you have that warrant the protection of an LLC and that is not provided by an insurance property?  

I've been told that this may make the condo building non warrantable since one entity has controlling interest, and Fannie Mae might not buy the loan if I go to sell one off later down the road. 

I personally would wait until I get a better idea of what they mean, and then if warranted call out a electrician to inspect. and make sure he leaves a note signed the service is properly working. 

However, using them as a selling point creates an implied warrant of safety.

But I can't think of anything I did that warranted being called untrustworthy and immoral.
