My last experience with this was lowering the rent, temporarily.I have a good low-income tenant who went through some bad times and rather than have him leave as he volunteered to do, I lowered the rent with the understanding that I would raise it again when he got back on his feet.He was better able to budget that monthly decrease as opposed to a one-time windfall.

USA Today has an article today about cities having to do the leg work in maintaining properties going through foreclosure - Cities, volunteers fight blight caused by foreclosure crisisCity staff is having to mow lawns, board up doors and windows, etc. as many houses sit vacant during the foreclosure process.

Though you may consider doing some volunteer mowing on the lots to make sure they look kept up when you list.Some buyers may actually like it since it means less direct neighbors
