Many house hackers on here consider the FHA owner-occupied loan because it allows for low down payment as well as lower credit score, higher DTI, etc.

That said: A) the city is changing its laws here soon to allow up to five unrelated adults so all Denver house hackers will have more leeway; and B) Tons of people have house hacked for years and years with no problems.
