Hey Karim, I'm hugely bullish on Detroit and have been since I started building my portfolio there in 2019.The city is undergoing a major revitalization with a ton of public and private money coming in. 

We have taken great pains to add value, pay down notes, make sure the properties are maintained and our property managers are responsive. 90 days from now we will re-evaluate where things stand as the Coronavirus should have started to ebb and the market should start shaking off these early Shockwaves.

Very rarely do these areas undergo huge market appreciations like you see in other areas.

@Lauren Apicella I bought I fourplex in a small town near Bloomington Normal and while it is still undergoing renovations the market is fairly strong for rentals in my area there are several colleges in the area if you want to cater to that market I'm going to wrap this one up and look for a 5+ unit closer to town to see if I can capitalize on the student market.

And remember, there are certain concessions you will undergo in the pursuit of money.

It is a three-family (3/2, 3/2, 3/1) in an area that is undergoing a major revitalization project and is relatively still affordable.

Detroit is undergoing rapid change and revitalization.

Niagara Falls is currently undergoing developments that will help bring more jobs and people to the area.

Downtown has been undergoing a revitalization in recent years, with new developments and several businesses moving in.
