Did the tenant stay for the stated period?

Are the rental properties located in an area where there is no risk of extended periods of vacancy or large rent decreases during all economic conditions? 

I would look more closely at the rate and PPP period if the fees remain the same from lender to lender.

Especially considering this performance is over an extended period of time.  

Searching to see if any lenders are doing a cash-out with no seasoning period. 

You could offer to do month by month to see how it goes for a set period of time (eg 3 months) and then if it goes well and she's comfortable with her expenses, to do a lease at that point.

But the link is no longer operable as it's so long ago.The long and the short of it, Porter did about 40 sub-2's taking over the properties in a period of 3 to 4 years.

They get free rent/all utilities paid and I pay mine a $500 month stipend after an initial 6 month trial period.

I will be able to turn profit within the first 3 month after the delivery and setup period which could be anywhere from 3/4months.
