This is bad from an inflation standpoint.

GPS isn't always 100% accurate and trying to open the door of the wrong house can have seriously bad consequences.

$2300 down is a (bad) joke.

If it's a bad location, then I wouldn't do it. 

Reason #1:  If you're not careful even a bad lawyer can get it turned into a purchase, with all of the rent credited to the purchase. 

Agents like the one who sold you this property give us all a bad reputation.
