I have actually been a member of BP for a while now...however it always seems when I do get some time to myself to jump on here I always get "caught up" in reading all the awesome info that can be found here.I do full service Project Management for all of my buyers/investors, mainly in the Philadelphia area...I totally love what I do and take great pleasure out of watching the transformation of my buyers props from their purchase to the end sale.I look forward to getting to know some of you here better, and with any luck...doing business with you in the future also :lol: Building long lasting business relationships is the name of the game in my book!

Although the deal is no good with that exit strategy (a simple rental), you could tweak that deal to transform it into a good one.For example, let's say that you buy this with a wrap (with the aforementioned terms), and you flip it immediately for $156K, with 10% down, with a land contract with a payment of $1650/month, amortized for 10 years (assuming your note doesn't have a balloon).
