Hard Money is for suckers" is copywriting designed for you to want to get in touch and put in a loan request so they can sell your info to me and I can hopefully close your deal.In my marketing, I often use "Hard Money" as a blanket term for Real Estate Investors because its a widely know term, thought its rarely understood.There is good and bad to all things, including Hard Money vs Private Investor...It seems like you're giving up half your profit.I would think its worth paying a a bit of a higher rate and being able to keep 100% of the profit on some of your deals.I am happy to discuss further.

Here's the list of things I disabled for the Nest in my properties for those doing research:- Home/Away Assist: Off- Time-to-temp: Ready (Didn't touch)- Early-On: Off- Cool to Dry: Off- Sunblock: On - Ready (Didn't touch)- Leaf: Ready (Don't remember touching, but could have been enabled during setup)- Airwave: On - Ready- Lock: Currently off for one property (debating if I want to lock the thermostat at 68 for cooling and 78 for heating - and taking special requests from quests)

I find that if you have to go back and touch up paint down the road it will look different if it was just sprayed originally.

This is in a small town that I own and operate other rentals.I am a bit nervous of the type of renters that are in these deferred maint properties currently but see big upside if properties are restored, Partialy because all are within 1/10mile and many property boundaries touching the community college.
