This doesn't feel like work for me even when I'm trudging up there to snake a drain.

My dog, who goes nuts about any shooting or firework or thunder sounds is deathly afraid of that heater sound.

The gurus are simply selling snake oil.  

On top of the fact that, even in a community that had a residual reputation for maybe being a little bit snake-like (thanks gurus), most people were genuinely pretty amazing and (to me) super knowledgeable about real estate. 

Fire extinguishers, smoke detectors, locks, snake out tub drains for hair, air gaping or at least a high loop for dishwasher drains, GFCI receptacles where they should be.  

How you justified giving 60% of the true value of any property can be snake's head rising later on, financing it lengthens that issue of concern.

Get ready to have dog urine/feces everywhere, trash strewn throughout the house and backyard, broken windows, fires, drugs, tenants who steal utilities and cause the house to become condemned, tenants who appear to intentionally break things, snakes, prostitutes, crackheads that steal any metal or anything of nominal value in or around the house if it perceived to be vacant.I've never even bothered to ask whether any of the applicants smoke because my assumption is that they probably do and I really don't see it as a factor.  

Example, tenant flushes a diaper in toilet, common sense says don't flush diapers in toilet, if I have to pay 100.00 for snaking a toilet & there is a diaper coming out...you better believe I will try to recoup that 100.00 from the tenant. 

Why not take this time to build a network, educate yourself and watch from the sidelines, and then scoop up some nice MF and apartments on the cheap when the inevitable market-correction comes thundering into town?

Two months ago I had the main line snaked at a cost of $260.
