For those of you trying to “Time the Market” or trying to figure out the “Perfect Time to Buy”, either because you believe home prices will drop or because interest rates will drop (which they will in the very near future), I have a scenario for you.Consider these two scenarios, in both cases you have the EXACT SAME Principal & Interest Payment1.

You can find deals, but they don't drop in your lap. 

If I presented terms for an interest only payment for a term of 5 years, with a balloon payment due at 5 years, could I refinance during those 5 years into a conventional loan if interest rates drop?  

The only hang up that I have with dropping that amount on mini splits is it pushes back the timeline of the 4 unit because that chunk of money would be pulled out of that account.3.
