I disagree.The future and what tomorrow will bring is unpredictable.The numbers of a deal TODAY don't lie and are actual.If net cashflow is higher than expenses and if that net cashflow on each deal get's you a step closer to financial freedom, than the investment is worth it.Appreciation is speculation and is just the cherry on top if/when it happens.Just my opinion.Thanks

With the technology available today allowing lenders to more easily monitor deed transfers, and interest rates on new mortgages double the rates 2 years ago, I would only do a sub to transaction if I were sure funds would be available to pay off the existing mortgage should the lender decide to accelerate .

There are lots 20. x 60 that sold for 1.5 million as well...So I am hoping to sell each home (2) for 1.7 mil minimum 2.3 mil max.....Im not going to lie, it is scary, we are going through covid, but at the same time this is once in a life time opportunity , you dont find land in this area much anymore let alone 180k per 20x60 lot (4 of them converted into (2) 40x60 lots).
