It was fun to take this house from a drab 1962 ranch to what it is now.First the kitchen, breakfast nook, and dining room.

Something you'd expect to find at an upscale ski lodge out west or in Aspen. 2500-3000 sqft, 4 bedrooms and a formal dining area.

And I hire people to put in the hardwood, paid $8k for a huge living room, dining room and large master bedroom, included sanding to get a perfect leveled floor and final coating.Ductwork, I think you need to get another opinion  Most of my houses have the ductwork under the house. 

Interesting discussion.i remember looking at a building with about 40 rooms.it was student housing.One room with one or two beds , cupboard, communal showers, laundry, dining area.Good systems make it work..House of Multiple Occupation.

Here are some updates on the renovation:I renoved most of the kitchen cabinets, a lot of the carpet in the rooms, Removed the old wall boards in bedroom #2 scraped a lot of the old ceiling in the dining room, and generally made a lot of mess :) Here are some pics starting with my one of a kind Audi truck seen here carrying 6 doors and 40 cases of LVP flooring :)

Make that family room the dining room and its kind of perfect.

I was stunned that his rents are 2k - 2500.00/mo.Then, to make the numbers work, he had to put down 40% or over 600k.

It’s a 4 bedroom 2 bath and has a eat in kitchen, den, living room and formal dining room.
