On july 28th I stumbled upon the world of Real Estate and BiggerPockets.

However, I stumbled upon the glamping niche, realized I could do it with some relatively small savings and low to no income, so I bit the bullet and set up an operation, paying for everything in cash and doing a lot of the work myself.

Right now, there are so many investors out there (with lots of experience and lots of $$$), so unless you stumble upon a property near where you live, you are probably not going to find "a hot deal".  

I'm curious to hear people's stories of someone who wanted to invest in rental real estate but got in over their heads through taking on too much debt, stumbling during rising interest rates with an adjustable rate mortgage, etc.

I stumbled across an internet service called Logyourmessage that proports the emails sent through their service use date and time stamp logs for when or if the message is read or ignored and are as good as receipts for certified letters sent through the USPS if you need to go to court for eviction or for a judgement for arrears. 

For example: if roommate 1 has their boyfriend over an he stumbles and knocks over roommates 2's guest.

I stumbled across a podcast talking about multifamily volatility.

I stumbled upon an off market deal and am trying to raise the down payment.

After signing my lease I stumbled upon the book "How to Invest in Real Estate for beginners."

I've found it invaluable to have someone to talk to when I hit a stumbling block.
