I am basing that off local comps and the fact that a 3 unit building that is smaller than mine directly across the street from mine is under agreement for 440k.

Properties and streets look a lot better in pictures than in person especially with Class C.

I was told by the neighbor that 3 houses on the same street were bought by a realtor and rehabbed and now rent for $1600 each. 

Wall Street does too so far.

There is one street that is rich in culture and restaurants (just can't recall now). 

As a side note, I canceled my paid subscription with Rentometer recently when I was researching this property:   421 N Washington Street, Jacksonville, FL 32202 Rentometer (Paid) showed 1BR at $1,026 and 2BR $1,318. 

I got a text message from Junior at CIX yesterday inquiring about my interests, so I called him back, asked how much the program actually cost, he said $297 & $37/month for the Dog Deal....I asked if it could be paid over time....No....OK....Today, Junior just called me back and offered me the same entire program....Really Flip for $197 until Friday midnight 8/24....Hmmmmm   I was seriously considering it until I started looking for reviews and came across this site...NO THANKS.....I've found more valuable information on this forum itself that I can check into...I already know and was working with a local investor and he doesn't use anyone's $$....offers the buyer a little earnest $$ and has him sign a 30/60 day contract to purchase the property & goes out in that time to locate a buyer & takes the seller & buyer to the closing and walks away with his part of the profits....Buyer and Seller never get to meet one another....Biggest problem is finding the good deals...there are signs on every street corner, "I Buy Houses"....

My church has a 100+ year old building (original church)  that is on less than 2 acres which includes a cemetery across the street from our current building located in JeffersonCounty,  MO. 

In California hoards of poor and dirty Homeless people live in the streets with no stable employment some getting some form of welfare and many just begging.This is such a problem.....

I’ve ALWAYS found zoning to be very accommodating to me, a onsey twosey investor vs some big developer.Also zoning can get you to the STREET ADDRESS ASSIGNMENT CLERK…If it is a duplex and u want to use it as a duplex… it’ll need an additional USPS ADDRESS.That’s actually FREE & FAST…The clerk did it for me (county just north of Charlotte NC) while we were on the phone!!
