Minimum cash required is $185k (for the full DIYer) but most that want a more hands off approach should have at least $220k (downpayment, closing costs, professional design and amenities).  

To not invest with people who aren't actual operators, who are in it for the long haul, managing the assets themselves, and very hands on. 

Also, I plan to put 20% down...rather than 25%...which will allow me to keep cash on hand to complete the needed rehab.  

On the other hand there's a back to back closing where you purchase the property from the seller using your OWN FUNDS and/or hard money and then you sell the property to an end buyer (two transactions).

Out-of-state real estate investing could be a good option, as it allows you to leverage your capital without the day-to-day hands-on work.

But we are only a handful properties and it’s completely doable to do your own tenant placement. 

From my experience, many investors prefer to stay hands-off and avoid the day-to-day operations—managing contractors, solving unexpected issues, or finding a replacement electrician.

We have had a terrible experience utilizing PM, so we are doing our best to keep things in house and hands on.
