We are having a hard time coming to a consensus of how to identify, underwrite, and basically take the jump. ( we don't want to screw it up lol) I've searched this topic on the forums but figured someone could give some insights given our situation.

We provide Netflix, Disney+, AppleTv+, ESPN+, Prime TV, PeacockTV & the top 50 channels according to a google search which includes the locals there, cost us nothing extra but a little set up, since we had it already via our home DTV and we provide internet, we also leave them all logged in. 

I conducted title searches to confirm there are no liens and double-checked with the county to ensure there are no outstanding debts.

Use the tools in BiggerPockets or others like Rentometer.com and Deal.io. 

The DSCR loan is a great tool because it's looking at the income potential of the property, not just your personal finances.

A quick Google search should provide many home inspectors.

They are searching for emerging developers and are offering all sorts of grants to development ready cities.
