Hey @Austin Wolff - You bring up some good points about knowing the house better than anyone when you build new if you are actively involved and onsite regularly, but I'd get behind @Jay Hinrichs, in the sense that the numbers don't always allow you to build new.Here in Chicago, new developments are super pricey, and even the BEST DEVELOPERS HAVE SLIM MARGINS. 

Yes, most are one line or links, not super helpful which is why you have so few upvotes versus the posts you make.

They are super helpful, provide so many forms online necessary for the start up.

I want something geared more towards long-term rentals for this side of things, something that makes payments super simple (with a lot of options) for tenants would be great. 

So, ensure you have super powerful incentives from an REI-savvy attorney and an REI-savvy tax advisor prior to making this move.Some of our Clients have implemented this in the past (prior to working with us) and their businesses weren't large enough to justify the complications that come with this type of structure.Hope that help!
