Forgot to take out expenses from 49k.Would have to rework note from seller-.Like Belinda said- lots of factors here.Owner financing the way to go and obviously the longer he will finance the better without balloon.My apOlogies about NOI.Belinda is right on.

If you don't know the product or service that you are selling very well, it is hard to expect great success.I have only been around bigger Pockets a short while and it has been both exciting and amazing to hear how some have applied what they learn and really make RE work for them.

Unless you want to work & re-work the DRAFT HUD-1 wait until 1 day prior to closing, 2 days at the most.There will be prorated items directly related tot he closing date such as: property taxes and rent (if applicable).My experience is that the HUD-1s are wrong about 50% of the time.

No, "shmoozing" loan officers at banks can't get a big loan with a 428 FICO and Chexsystem after you, etc but it can put you over the top OR maybe get some friendly terms to re-work an existing loan if you hit a rough patch which nearly everyone does at one time or another, where the person with no relationship and personal trust built up may just get their loan yanked in the same situation.
