I've looked around and trying to find an investment property for the next 10 years, but more or less where my wife and I will retire. 

I'm not sure if you're working with a financial advisor but if you're retired, receiving 1099R income, maybe social security, plus income from other sources you definitely want to speak with an advisor.

In these areas, you will generally not cash flow that well for the first few years, but years later (like me now), I can retire off the profit that I make from these same properties.Ultimately, this is how I chose to play the game and it is not the perfect game for everyone.

They find and fix the deals and we sign the checks.The idea was amazing for people whose time is completely eaten up by our employers, looking for a way to create retirement with rental income.However, that is not at all what he did.In reality, he found the crappiest oldest homes ( more like death traps), that no other knowledgeable investor would touch, and upsold them to us for $20-50K more than they were worth, lied about the numbers, and charged us for repairs he never did.

Our ultimate goal is to flip enough homes to gift a home to a disabled veteran once a year, while also padding our retirement fund.  

I'm planning on holding for the next 30 years until I retire. 

You could easily have 5 - 10 properties and retire financially free in 20 years.4.
